How to Repair Spalling Concrete Basement Walls

Spalling is a common problem in concrete basement walls, caused by the corrosion of the steel reinforcing bars (rebar) within the concrete. As the rebar corrodes, it expands and causes the surrounding concrete to crack and spall (flake off). This can lead to significant structural damage if left unrepaired.

There are two main methods for repairing spalling concrete basement walls: surface repair and structural repair. Surface repair involves removing the damaged concrete and patching it with a new layer of concrete. Structural repair involves removing the damaged concrete and replacing it with new concrete that is reinforced with new rebar.

Surface Repair

  1. Remove the loose and damaged concrete using a hammer and chisel or a power tool such as a rotary hammer.
  2. Clean the surface of the concrete with a wire brush or a power washer.
  3. Apply a bonding agent to the concrete surface.
  4. Mix a small batch of concrete and apply it to the damaged area using a trowel.
  5. Smooth the concrete and allow it to cure for at least 24 hours.

Structural Repair

  1. Remove the loose and damaged concrete using a hammer and chisel or a power tool such as a rotary hammer.
  2. Clean the surface of the concrete with a wire brush or a power washer.
  3. Install new rebar in the damaged area using epoxy or other approved method.
  4. Mix a small batch of concrete and apply it to the damaged area using a trowel.
  5. Smooth the concrete and allow it to cure for at least 24 hours.

Once the repair is complete, it is important to seal the repaired area to prevent further moisture penetration. This can be done by applying a waterproofing sealant to the surface of the concrete.

Preventing Spalling

There are a few things that can be done to prevent spalling in concrete basement walls:

  • Keep the basement dry by installing a sump pump and dehumidifier.
  • Seal any cracks in the concrete with a waterproofing sealant.
  • Apply a protective coating to the concrete surface.
